Buying property in itself is a gamble, and when you choose to buy a property in a two tier city; you need to be extra careful and also make a wise decision to not waste your money. Smaller two tier cities are the ones which make sure that they people are able to procure property for a lesser price, but there is a risk of returns and also development in the city. For example, some property for sale in Durgapur might be very tempting to an investor, and he is also getting it for a good price; but he needs to carefully analyze everything before he actually goes to buy it.
Here are a few things that have to be paid attention to when one is looking to buy property in Durgapur and other smaller two tier cities:

India is a country of many two tier cities and also developing cities. But there are also many villages which are going to take their own time to develop and make their way into the mainstream. There are cities like Mysore, Meerut, Durgapur, etc. which are fast on the development scale and the real estate market in the same is tempting to investors.
You need to buy property in Durgapur or in any of the developing cities which are promising steady and continuous development without any issues of the kind.

  1. How far is it from the urban cities:

Not all developing cities can be called urban. There are many which still need a lot of attention to be called that. But you will have to make sure that the smaller city that you are choosing to buy a property in is well connected to the major cities of the state. If you want to buy property in Durgapur, then you are at a good place because it is well connected to Kolkata which is the capital of the state and also makes way for industrial development as well.
This is a very important factor because most of the development depends on the same.

  1. How connected is the small city:

When it comes to India, connectivity to all the places might be an issue. You need to make sure that you can easily get to the place that you have bought the property in. You will not like it if the property that you have bought is in one end of the country and you will have to travel 24+ hours to simply get to the town because of lesser connectivity.
This is why property for sale in Durgapur is getting so much traction. It is the connectivity that it has from Kolkata that puts it on the map and makes it possible to reach there in lesser time. Also there are flights that can be taken from this particular town.
You need to make sure that you keep all of the above points on your mind before you actually decide to buy a property in a small city of India.
